Wall Tie Replacement in Deal, Kent
We were instructed to carry out remedial wall tie works at a residential property in Godwin Road, Deal, following the identification of significant corrosion affecting the original wall ties.
The works required both replacement of the defective cavity wall ties and additional lateral restraint to provide secure fixing of the masonry back to the main structure.
The Problem
Inspection had identified heavily corroded original wall ties within the cavity. As steel wall ties corrode, the expansion of the metal can place considerable pressure on the surrounding mortar joints and masonry, potentially resulting in cracking and loss of effective restraint between the inner and outer leaves of the wall.
The existing defective ties therefore required isolation, with a new independent wall tie system installed.
The Remedial Work
Scaffolding was erected to provide safe access to the working elevations.
New neoprene wall ties were installed through the external brickwork and securely fixed to provide replacement restraint between the leaves of the cavity wall. The original heavily corroded ties were then isolated, preventing further expansion of the corroding metal from transferring damaging forces into the surrounding masonry.
The works also included the installation of lateral restraint ties, resin-fixed into the structure to provide additional restraint where required.
Installation holes were positioned carefully within the brickwork and made good following completion to minimise the visual impact of the repair.
Completed Wall Tie Repairs
The completed system provides a new independent means of restraint without relying upon the deteriorated original wall ties.
This project is a good example of how wall tie replacement can involve more than simply installing new cavity ties. Correctly identifying and isolating corroded existing ties, together with installing additional lateral restraint where required, addresses both the cause of the masonry problems and the structural restraint of the affected walls.
