Wall Tie Replacement in Canterbury
We were instructed as part of a pre purchase inspection to investigate possible wall tie failure at an approximately 80-year-old, two-storey mid-terraced property in St Martins Road, Canterbury.
Horizontal cracking was visible within the mortar beds of the rear elevation, particularly at higher level. This type of cracking can occur when embedded steel wall ties corrode and expand within the wall.
Using a handheld wall tie detector, we confirmed that the cracking corresponded with the positions of the original wall ties. A visual inspection was then undertaken within the cavity where accessible. Although the inspection was partially obscured by existing cavity wall insulation, heavy corrosion was clearly visible on the original ties.
When assessed in accordance with BRE Digest 401, Replacing Wall Ties, the level of corrosion confirmed that replacement was required.
The remedial work
Fixed scaffolding was provided to allow the work to be undertaken safely.
New neoprene sleeved wall ties were installed throughout the front and rear cavity walls at approximately 2.5 ties per square metre, using a staggered spacing pattern in accordance with BRE recommendations. The spacing was reduced around door and window openings where required.
The original corroding wall ties were then located and isolated within the outer leaf to prevent further expansion and damage to the surrounding brickwork.
All installation holes and disturbed mortar joints were made good using colour-matched mortar, leaving the elevations neat and secure.
